The right agent can save you time, money, and stress. The wrong one costs you the house — or the sale. Here is the same vetting checklist I use when matching people with a full-service agent in South Jersey and the Philadelphia metro.

What to ask, by situation

Pick the section that fits you. These are not trick questions — they are the basics any agent you want to hire should answer clearly and confidently.

For everyone

These questions work whether you are buying, selling, or renting. They reveal how the agent actually works — not just how they market themselves.

  • How many clients have you helped in this specific town or neighborhood in the last 12 months?
  • How do you prefer to communicate, and how quickly do you usually respond?
  • Can you share two or three recent references from clients in a situation like mine?
  • What is your process if the first agent match is not working out?

For buyers

A good buyer's agent keeps you from missing opportunities and helps you compete without overpaying.

  • How do you handle multiple-offer situations in this market?
  • Do you have access to off-market, coming-soon, or pocket listings?
  • Will you attend showings in person, or do you send me to open houses on my own?

For sellers

Selling is mostly about pricing, presentation, and negotiation. These questions cut through the pitch.

  • How did you arrive at the suggested listing price, and what comparable sales did you use?
  • What is your marketing plan beyond posting the listing online?
  • How do you handle showing feedback and price adjustments?

For renters

Not every agent works with rentals. Make sure yours does — and knows the local rental market.

  • Do you regularly work with rental clients in this area?
  • What is the typical timeline from search to signed lease, and what fees should I expect?
  • How do you handle communication with landlords and property managers?

When you ask me to find an agent, I ask versions of these questions on your behalf. I check the agent's recent local track record, specialty fit, responsiveness, and client feedback. Then I introduce you to one who fits your situation — not the first name on a list.
