The reasons are usually the same: more space, a yard, quieter streets, or a different school setup. Some buyers want to keep their Philadelphia job and social life; others are ready for a full suburban change. The common thread is that they still want easy access back to the city — for work, dinner, family, or sports — and South Jersey can deliver that without putting you in the far exurbs.
What I tell people first: know what you are actually trading. Space and yard are real. So is a different tax structure, different school district decisions, and a different contract rhythm. How to pick a town
South Jersey is not one place. A town built around PATCO and a walkable downtown feels nothing like a township with acre lots and pines. Here is how I usually group the towns I refer in, depending on what matters most to you.
PATCO and walkability
If you want to keep getting to Center City without a car, the PATCO Speedline is the obvious lifeline. It stops in Collingswood, Haddonfield, and the Woodcrest area of Cherry Hill, with service also through Ashland and Lindenwold. These towns tend to have a more city-like feel: downtowns you can walk to, restaurants and shops nearby, and housing stock that is older and closer together.
School-focused suburbs
If school district is a major factor, the decision gets more specific. In New Jersey, school districts are not always the same as the town name — you need to check the address level. Moorestown, Voorhees, and Cherry Hill are all towns I refer people to when schools and family infrastructure are the priority, but each has its own mix of neighborhoods and price feel. More land, trees, and pines
If you want more land, fewer sidewalks, and a quieter setting, look toward the eastern Burlington County towns. Medford Lakes and Medford sit in the pine barrens corridor, with larger lots, a more outdoorsy feel, and a less commuter-rail-oriented lifestyle. These towns are popular with people leaving the city for space, but the commute back to Philadelphia is a real consideration.
New Jersey vs. Philadelphia: what changes
Buying or selling in New Jersey is not the same process as in Pennsylvania. The contract customs are different, the timeline and inspection norms are different, and taxes are handled differently. School districts are also tied to the specific address, not just the town name, so the street-level question matters.
